Why Buy New Construction in Northwest Arkansas?

Why should you consider New Construction?

When shopping for a new home, you usually start with a budget, combined with a location convenient to your lifestyle and habits.  Often you search available homes to find there are more pre-owned homes than new construction homes.  

New construction gives a potential buyer the opportunity to customize the home to their tastes, if you put an offer on one before the builder has added his/her choices.  It's a blank slate screaming for your choices and selections.  When you have an accepted contract on your new construction home, the next meeting is usually to decide all of the finishes.  Many builders have a special "showroom" that has your options in it.  You sit down at a table, look through your options and decide.  

Why choose new construction?  Many people find that new construction homes are a little more modern, have more features, and are more smartly designed to optimize space and flow.  This is because the builders 'learn' about what buyers like as they build and sell their homes.  They also seek out designs that they believe will appeal in their area.  If a home is not well designed, it may not sell as quickly, or it may languish while others around it sell quickly. If it is a well designed home, buyers will walk in and immediately fall in love.   

As a Realtor, I usually enjoy working with clients on a new construction home.  It can get frustrating waiting on builders to 'do' things though, so be prepared as you go into the process.  Builders have many crews working on a house, and often clients are driving by "stalking" (yes that is exactly what happens) the home, anxiously waiting on completion.  

When you decide to start looking for a new home, have the conversation with myself or your Realtor about how a new construction home is different than a pre-owned home.  It is a very different process and comes with its own highs and lows.  If you know more about what the process looks like, you will be less frustrated in the end.  If you don't know what the process is, your frustration level will be high.  Trust me.
