1. Better that you know up front every small thing wrong with your home. All homes have items that come up in the Inspection once you have a contract. VERY FEW homes are Pre-Inspected. This gives you an edge on the competition. Buyers automatically feel BETTER walking into your home, knowing an inspection has been done and that there will be no surprises.
2. The cost is around $300. I believe this is the best $300 you will ever spend when marketing your home. If you already know what is wrong with your home, that gives you an edge that the competition doesn't have. Buyers walk into those other homes looking for what is wrong. Not your home.
3. Peace of Mind. Cannot say it enough. When YOU know what is coming on that report, it puts the control in your hands. There will be no surprises, no repair requests asking for $1000's of dollars of repairs. All of the repairs can be disclosed up front and even used as a negotiation tool. Wouldn't you like this tool in your tool belt? This is what I specialize in.
