Home Warranty Value

Home Warranties are vastly underestimated.  

Many Home Warranty companies offer the use of the warranty  while your home is listed.  Curious what this does for you?  

When you list your home in Northwest Arkansas, and place a home warranty on the listing agreement, depending on the company, they will service the home while it is listed.  What does this mean for you?  It means that without you purchasing the warranty, they will still cover unexpected repairs.  Typically they will cover up to three service calls.  Can you see any value now?  You have paid NOTHING.  Yet, they will fix your dishwasher for the price of a service call.  Or you HVAC.  Or your --insert unexpected repair here--.  

A real scenario:  a client of mine in Fayetteville signed up almost unwillingly for the home warranty.  Two weeks into the listing agreement, the water heater started heavily leaking.  The warranty company came out, for the price of a service call ($75) and replaced the water heater with a brand new unit.  This was a potential $1000 repair.  For $75.  Repeat……..for $75.  Hello savings!  

Not only did they replace it, but there were still two service calls left on the listing agreement.  Win-Win.  Can you imagine?  I can because I do this every day.  I see this every day.  

Usually when I am explaining the benefits of this to the seller, they get that skeptical look in their eye.  Seriously.  Let's be real.  Often, this is never used.  However, when it is?  Can you imagine how great this would make you feel to have such a repair done without paying the big bucks?  

SECRET!  GUESS WHAT?  You can still negotiate the Warranty OUT of the contract without any EXPENSE or OBLIGATION.  

So, let's recap:  

YOU GET TO USE AND UTILIZE THE WARRANTY WITHOUT OBLIGATION.  

YOU CAN USE IT UP TO THREE TIMES FOR SERVICE CALLS.  

YOU PAY NOTHING, EXCEPT THE SERVICE FEE.

YOU CAN STILL NEGOTIATE IT OUT OF THE CONTRACT WITH OBLIGATION TO THE WARRANTY COMPANY.

DID I MENTION SOME SELLERS HAVE LITTLE CASH?  SO AN UNEXPECTED WATER HEATER REPAIR FOR $1000 COULD REALLY BREAK THEIR BUDGET.  

Win-Win.  Seriously.  

WHY WOULD YOU NOT CARRY THIS COVERAGE?  Makes absolutely no sense to me.
