In January, the market locally in Fayetteville and Bentonville Arkansas really started heating up. By heating up- I mean went nuts! Our 2016 Inventory is categorically low, with more buyers on the market looking to buy, than there are available homes to purchase! I have personally written many contracts sitting in the driveway of a home we just toured, attempting to beat the clock on submitting an offer and getting it accepted. My clients have been very lucky, most getting the exact home they wanted placed under contract. That is not to say that we haven't had to be creative with our offers. In order to beat out other offers we have offered some concessions, adjusted closing dates to better work for the seller, and even placed offers with the stipulation that we would not ask for repairs after inspection. Sometimes getting a smooth transaction is difficult depending on the specific set of circumstances that your client has. I think we can all benefit by finding a little creativity when getting the perfect home under contract. A few times in the last month, in order to speed up response times, I have even taken over the responsibility of esigning to both buyer and seller. Most agents are running through showings so often in this market that getting a contract to all parties is the work of a midnight signing session. Again, just getting what needs to be done is the most important factor in beating out other offers. We are all working against a clock- and as we all hear: Time is of the Essence.
